What is a chargeable conciliation?

When a new home owner reports warranty items, the builder gets a set repair period to fix them. If items are still unresolved, the owner can ask Tarion to step in. That process is called a conciliation: Tarion inspects and decides whether the items are covered and whether the builder's repair or offer was reasonable.

When it becomes "chargeable"

If Tarion decides the conciliation could have been avoided had the builder met its warranty obligations during the repair period, it counts against the builder as a chargeable conciliation. Tarion has published exceptions, for example when an owner denied the builder access or refused a reasonable repair or settlement.

Why buyers should care

Chargeable conciliations are one of the clearest public signals of how a builder handles after-sale service. A few across thousands of homes is normal. A high rate per 1,000 homes suggests owners often have to escalate to get items fixed. That's why it carries the most weight in our scores.
