What the Tarion new home warranty covers
Every new home in Ontario comes with a warranty backed by Tarion. It has three layers, each starting on the date you take possession.
1-year warranty
Covers workmanship and materials, Ontario Building Code violations, and whether the home is fit to live in. It also covers unauthorized substitutions of items in your purchase agreement.
2-year warranty
Covers water getting through the basement or foundation walls and the building envelope, defects in electrical, plumbing and heating systems, and Building Code violations that affect health and safety.
7-year warranty
Covers major structural defects: problems that seriously affect the use of the home or cause a load-bearing part of the building to fail.
Deadlines matter
Owners report items using forms submitted within set windows, such as the first 30 days, the final month of year one, and the final month of year two. Missing a window can limit your coverage, so check the current deadlines at tarion.com. Many owners bring an independent inspector to their pre-delivery inspection (PDI) and year-end walkthrough so nothing gets missed.
